I got a new Chinese elm 10 days ago and have noticed leaves having holes in them and looking slightly eaten, turning brown around the affected area. I checked for insects but cannot see any. What could be causing this problem. It seems to be increasing.

I kept it in direct sunlight but the sunlight was intense and it burned the leaves. Now I keep it right behind a window where the sunlight cannot fall directly on the plant.
Chinese elm can take full sun in most regions. Mine in summer gets sun 12 hours a day. However, just like humans, trees get sunburn if they are out of the sun (indoors..) for too long.
For the health of the tree it is best to put this outside. First week or two, in a place with only sun in the early morning or afternoon. Then a week or two with several hours of sun except for the hottest part of the day. After that you can put it where you want. (A period of rain with loads of clouds is a good period to move it outside).
I see some holes and pieces of leaves missing. I do not see anything serious. If you look at my trees, many wil have part of the leaves missing. If you accept nature, then part of it is, plants are food for many animals. I just allow them to snack. Only when it really threatens the health of the plant do I try to get rid of infestations.

The place where I kept it does not receive morning sunlight. It gets sunlight around late afternoon and the sun is already strong at that point. Should I keep it in sunlight before the sun in about to set?
