Leaf shoots from trunk - Jade

My Jades have never sprouted leaves from the trunk. I have tried to find out what causes the sprouting and how to encourage it, if possible, but have not had any luck. Perhaps I am not certain of the search terms to use.

Can someone please help me?

Keep in mind there is Jade (crassula ovata) and Elephant bush, Portulacaria afra, sometimes referred to as mini-jade. They are quite distinct species, yet somehow often confused..
